Commonwealth Senior Living at North Byron

We partnered with Commonwealth Senior Living at North Byron and Freedom Construction to complete a commercial exterior repaint of the courtyard in Wyoming, Michigan. This project involved soft washing and repainting EIFS surfaces while carefully matching three existing building colors to maintain a seamless look. As part of our commercial exterior painting services, this project highlights our ability to deliver detailed, coordinated work in active senior living environments.

The Challenge

This multi-story courtyard required precise execution across EIFS surfaces where three different colors were already established throughout the building. Each color followed specific layout lines, meaning there was no room for error. Applying the wrong color in the wrong section would immediately stand out and compromise the overall appearance.
The project also required lift work in an occupied senior living community. Coordinating with on-site staff to ensure residents were not in active work areas was critical to maintaining safety while keeping the project on schedule.
Without the right approach, projects like this often lead to inconsistent color matching, misaligned application, disruption to residents, and poor prep that results in premature coating failure.

Our Process

We approached this project with a focus on preparation, communication, and precision from start to finish.
  • All EIFS surfaces were soft washed prior to painting to remove buildup and ensure proper adhesion. This step is critical on EIFS and often rushed or skipped, which can lead to coating failure over time.
  • We then applied Loxon Self-Cleaning Coating, a two-coat system designed specifically for EIFS that acts as a primer and helps maintain a cleaner exterior. With this system, dirt and grime naturally wash away with rain, helping the building stay cleaner longer.
  • Because the building already had three distinct colors applied in specific sections, our team carefully mapped out each color placement before starting. This ensured clean transitions, sharp lines, and complete consistency with the existing structure.
Throughout the project, we worked closely with Freedom Construction to stay aligned with timelines and coordinated daily with on-site staff to minimize disruption. Lift work was planned intentionally to maintain a safe environment for residents while keeping production moving.

The Result

The courtyard now reflects a clean, refreshed appearance with consistent color matching and sharp, defined transitions across all EIFS surfaces. Beyond appearance, the proper prep and coating system help protect the building long-term and reduce ongoing maintenance.
Most importantly, residents and their families now have an updated outdoor space that feels clean, well-maintained, and consistent with the rest of the community.
